What actually counts as an emergency

An emergency is anything causing damage, danger or making the property uninhabitable right now. If you're not sure, call anyway — we'll tell you honestly whether it can wait until morning, and that advice costs nothing.

  • Water. Burst pipes, major leaks, water through a ceiling, no water supply, flooding.
  • Heating. No heating or hot water, boiler lockout, leaking cylinder — prioritised for vulnerable occupiers.
  • Power. Total loss of power, repeatedly tripping circuits, burning smells, exposed wiring.
  • Drainage. Overflowing toilets and drains, sewage backing up, blocked soil stacks.
  • Security. Lock-outs, broken locks, smashed glazing, doors that won't secure.
  • Storm damage. Escaping water from roofs and gutters, and making the property safe.

Before you call

What will it cost?

We'll tell you the call-out charge and the hourly rate on the phone, before we dispatch anyone. Out-of-hours rates are higher than daytime rates — that's normal across the trade, and we'll be upfront about the figure rather than presenting it on the invoice.

How quickly can you get here?

For genuine emergencies in central London we aim to be with you within a couple of hours. We'll give you a realistic window on the phone, and we'd rather tell you the truth than a comforting number.

What should I do while I wait?

For a leak, turn off the stopcock — usually under the kitchen sink. For an electrical fault, switch off at the consumer unit and don't touch anything exposed. If you smell gas, don't switch anything on or off, open the windows, leave the property and call the National Gas Emergency Service on 0800 111 999.

Will you fix it permanently on the first visit?

Often, yes. Sometimes the priority is to make safe — stop the water, isolate the circuit, secure the door — and return with the right parts. We'll always tell you which it is, and quote any return visit separately.

Do you cover landlords and managing agents out of hours?
